What to fix before listing your home for sale

With housing prices down across the country, there are a lot of homeowners barely breaking even on their respective home sales. Some are even losing money.

You may find yourself in that position, too; wanting to sell, but worried about bringing cash to your own closing.

It creates an interesting dilemma. You want your home to "show nicely" relative to comparable properties, but you don't want to invest big dollars that may never be recouped into upgrades or renovations. So what do you do?

The answer is simple. Do the bare minimum.

From an advice piece in the Wall Street Journal, we learn of 10 basic home improvement projects that will help your home have better showings. The advice requires almost no technical skills, and the projects be tackled in a weekend.

The theme? Handled your home's delayed maintenance.

1.Repair or remove screen doors with holes and tears
2.Pressure wash windows, sidewalks, and siding
3.Paint your front door and polish the doorknob
4.Pull weeds, seed bare spots, and lay down mulch
5.Touch up holes, dings and cracks in paint
6.Clean grout and re-caulk sinks, bathtubs and showers
7.Buy new cabinet hardware
8.Fix leaky faucets and toilets
9.Spray lubricant on squeaky doors
10.Get clutter into storage and out of the way

Now, you'll notice that none of these projects can be considered "major". By contrast, each is minor; they're the items you'd add to your to-do list for work on "another day". However, they're extremely important for a home that's about to be listed.

Here's why. A prospective buyer doesn't notice that the above repairs were made. He only notices if they weren't made. When a buyer sees ripped screens or chipped paint in your home, it makes him wonder what else hasn't been cared for. This is the why you should also hire an exterminator prior to selling your home. If a buyer spots a trail of ants in your home, it's unlikely you'll get an offer.

You don't need to spend big bucks to get your home ready for sale, but you may to use apply elbow grease. The good news is that time spent up-front can be worth it in the end. Homes that show better tend to sell faster, and at higher prices.

To often people leave and abandon their pets when things change in there lives.  Pets help to releave stress adn are dependant on their owners for survival.  Please read this blog written by Sondra

Why did you leave me? 

I'm scared without you.   I love you.  I thought you loved me too.

It seems like it was just yesterday that you brought me home.  You were so excited.   You just bought your new house.   You said a cat made it feel more like a home.    At that time, I was just a little kitten.   I remember, you always told me that I was so cute and playful. You said that I had the pinkest nose you have ever seen.

When you started bringing in boxes, I enjoyed exploring them.  I thought they were FUN.   I heard you talk about moving.  From listening to you, I thought moving was a good thing. 

However, as I sit here in this cage, I'm not so sure that I like moving.  This cage isn't as comfortable as the bed was.  I can't look out the window.   There are 80 other cats here with me right now.   One said I will never see you again.   Another said that I must have been a bad cat. 

An animal shelter employee told me it wasn't my fault.  She said some owners view their pets as disposable property.  Another said that the bad economy may be part of the problem. 

WHY DID YOU LEAVE ME?

Additional Remarks:

  • On this given day, this picture could have been any one of 81 cats or 94 dogs that was at the Humane Society of the Pikes Peak Region here in Colorado Springs.  
  • The Humane Society of the Pikes Peak region estimates that only 8% of "lost" cats are reunited with their owners.  The nationwide average is 2%. 
  • I believe this particular kitty was adopted out over Mother's Day weekend. 
  • As real estate professionals, we need to take the time to ask sellers about their pets.   Discourage sellers from leaving their cat behind to fend for its self. 
  • If you know someone that is looking for a new cat or dog, recommend your local animal shelter. (Here in Colorado Springs, we are lucky to have a very nice.)

Why Some Houses Don't Sell

Sometimes, photos speak a thousand words.
So, I'll let the photos do the talking this time.

Days on market = 162 days and counting.

The Reason?

 

This is what we saw as we walk up to the front door.

Do you think the seller made the sale that day?

 

We heard small dogs barking, running amok and all over the place. We also decided that we didn't want to be bitten that day.
So, we turned around and headed to the next house.

Guess what?

My buyers wrote a contract on a home they managed to get in.
This may also be the perfect home for them. But they never saw it.

Need I say more?

I've Got My Eyes On You!

Last night was a beautiful Summer night in Pullman, WA.  I had gone on a nice walk and was enjoying my deck when I felt this very large owl fly right over my head.  To be honest, it scared the.....out of me.  It very calmly landed on my neighbors roof/gutter and did not move, but proceeded to stare at us on the deck.  My husband grabbed my camera and took this pretty cool photo.

When I saw the picture, my first thoughts were, "I'v Got My Eyes on You!"  It was somewhat spooky with its eyes staring at us as we stared at it!  And it did not budge until he was ready to move.

The Great Picture Debate

This seems to be the month for professional picture discussion!

AR wants digital updates....or you become a silhouette. My buddy Steve weighed in on the professional pluses of " best foot forward" and even the person I think of as Mr. Real Estate, William Johnson has gone back to his more Business Like Pose!

It really got me to thinking about just that....the picture you use to present yourself.

I started analyzing the pictures I have used ...and why.
I have never had a "Professional" Picture done, but have had my husband do the Annie Leibovitz bit!

I am a big believer in pictures that are at least within a few years of how old you are...how embarrassing to meet a new Client and hear..."boy I wouldn't have recognized you from your picture"

When looking back at the pictures I have used....my current is my favorite!


The one my husband took 8 years back is good picture me...but posed. And when I compare it to the past two used....I think it looks fake!

The picture I now use and the one before it were cropped from shots taken during especially happy moments!


The over the shoulder look was at a special event and award ceremony....

My current shot was taken at a High School Reunion.
A reunion with people who know and love me for who I am....and who I was......unconditional acceptance.Me I was very happy!

This is the face I want prospective Clients to see...a truely joyful, happy face. because that's the one they will see the most when they decide to work with me....the face that says I love what I do! And it shows in how I do it!

Most of this information is a lie and the helicopters that are casing the "Wild Horses" are causing the horses to break their legs which in turn gives them the right to be shot to death.
